The Charter Building

Creating visual interest and spaces for community interaction was at the heart of the design approach for The Charter Building. Animated breakout areas, designed with nature in mind, encourage serendipitous encounters between tenants whilst simultaneously offering dynamic co-working and meeting areas. The Charter Building is a dramatic and innovative refurbishment of a tired 1980s office building that has brought an entirely new kind of workspace to Uxbridge, West London.

The building, which reached practical completion in December 2016 and launched to the market in January 2017, comprises 240,000 sqft of design led innovative, high specification, contemporary office workspace and will provide a vibrant home to a community of local, national and global businesses.

Externally the building has been transformed from a fully glazed box redolent of the period with a high-performance terracotta cladding, significantly improving environmental performance.

 

With floorplates of an acre and ceiling heights up to four metres, maximising the flexibility of layouts and providing visual interest within these huge volumes were critical to our re-engineering of this under-used 1980s development.

Office floors deliver contemporary working environments that encourage movement and fluidity, provide break-out areas and seating for collaboration, communication and creativity. This creates the ‘coffee shop workspace’ feel that modern company’s look for and which help businesses attract and retain talent.

Our solution sees the introduction of a 100-metre long ‘street’ in the heart of the building, formed by enclosing the existing atrium. By varying the ceiling heights and providing pockets of space for waiting or meeting, we have created both amenity and interest, further enhanced by the ‘pop out’ boxes which cantilever at differing heights.
